Private Building Surveyors – Online Lodgement

Relevant Building surveyors are required to provide certain documents and information to councils related to building permits, occupancy permits and certificates of final inspection.

These requirements fall under various sections of the Building Act 1993 and Building Regulations 2018:

  • Section 80 Notice of Appointment is a statutory requirement under the Building Act 1993. It mandates that a Private Building Surveyor (PBS) must formally notify the local council within 7 days of accepting an appointment to issue a building permit for a project.
  • Section 30 requires building surveyors to give copies of building permits and documents to council within seven days of issuance, including those prescribed in regulation 44.
  • Section 30B requires the relevant building surveyor to provide the certified checklist approved under section 30A when providing the section 30 documents.
  • Section 73 requires building surveyors to give copies of occupancy permit, temporary approvals, amendments to any permits and approvals under Part 6 of the Act, along with any plans and documents lodged with the application to council within seven days of issuance, including documents prescribed under regulation 203.
  • Regulation 205 requires the building surveyor to give copies of the certificate of final inspection to the council within seven days of issuance and after issuing an occupancy permit or a certificate of final inspection. They must also give council the approved dates of the inspection carried out for the mandatory notification stages of the building work carried out on the building or land.
